Residential Inspections

Whether you are buying or selling a home, you need a home inspection. A buyer inspection provides a comprehensive report of any damage in the home and repairs that need to be made. A seller/pre-listing inspection uncovers any problems that could potentially disrupt the sale of your home. Both of these reports provide the information you need to make a well-informed decision regarding the condition of the home in question.

We recommend to allot 1 hour for every 1,000 sq. ft. that is being inspected, with extra time for additional services.

New Construction Inspections

Our new construction inspection package includes any three of the four phased inspections:

  • Pre-slab review
  • Framing review
  • Final inspection
  • 1-Year warranty

You can purchase any phase as a stand-alone service. If you purchase the Phased New Construction Package (three of the four phases), you will receive a 10% discount off the total price.

We inspect for quality, workmanship, and safety as compared to municipal inspectors that only inspect for minimal code standards. For example, in a 3000-square-foot home, the city inspector is only there for about 5 minutes. Our inspectors are there about 4 hours.

One-Year Warranty Inspections

All newly constructed homes include a builder warranty that covers workmanship and material defects. Prior to the 1-year anniversary it is important to ensure that any defect under the warranty is addressed by the builder. We facilitate this process with our exclusive Blue Tape Final Inspection. All too often, homeowners must pay for repairs themselves when it comes time to sell.

Yes, we offer a FREE 90-day warranty for our termite and WDI inspections. At the end of 90 days, you have the option to purchase a one-year termite warranty.

Our indoor air quality/active mold testing process provides information on the total level of volatile organic compounds (VOCs) and the presence of active mold. (It does not locate active or inactive mold, nor does it test the air for mold or mold spores. It only tests the air for gas that is emitted by active mold.)

If you are not completely satisfied at the end of the inspection, we will refund the inspection fee and pay for another licensed inspector of your choice, up to the original inspection fee. You must be present and notify us at the conclusion of the onsite inspection.

Blue tape is used in construction to denote where cosmetic items need to be addressed. We take this process a step further by reviewing each room and wall surface for defects beyond minor cosmetic issues and marking them with blue tape. By performing this specialized inspection, we are ensuring all cosmetic issues, not simply the obvious ones, will be repaired.
